|Recommended: YesPretty Good Overall — I’ve enjoyed living here for the past year and a half. My rating says it all, pretty solid for the value. The maintenance team and leasing office have been reasonable and easy to communicate with when needed.
As for the units, I appreciate mine for what it is and enjoy making it as nice as possible. I recently moved into a bigger unit, and the service has been great. They put in fresh carpet before I moved in and took care of any small fixes quickly and thoroughly. The HVAC works well, and the water pressure is always strong and reliable.
The only thing I’ve noticed is the occasional homeless person wandering through, but honestly, that’s just Austin these days. Nothing major—just something to be aware of.
And the renovated pool has been a great touch for summer.

|Recommended: NoNot Move In Ready — My apartment was not nice in ready. I was missing closet rods. Shower rod, door handles in kitchen, a kitchen drawer was broken and hanging.. i pointed out issues before I moved in, they said they be fixed and weren't

|Recommended: YesGood Place — Overall considering location, and price to what it's offered it's a good place to be temporarily. It's dated community that seem lacked renovation for a while, and lately some reno are taking place. ex. laundry is neat now Clean, refinished, all machines working Neighbors just like any community is a gamble.

|Recommended: NoAs previous reviews state .. management is awful, argumentative, lacks ownership of mistakes, misquoted my prorated move-in rate and now my move-out rate by HUNDREDS of dollars and will refuse to own or rectify mistake, and hangs up on you. You can't get in touch with a regional manager - and they will refuse to give a phone number - I had to call a sister property to get a phone number and have been waiting 2 weeks for a phone call - I question if a regional even exist. Pool was closed for 6 months and have no other amenities to offer .. Apartment flooded 5x before finding issue .. pay a little bit more just not to deal with the hassle and incompetence.

|Recommended: YesPerfect For Solo Residents Or Young Couples - Great Location, Kind People — Our studio is a bit small and some of the apartment is a bit outdated but, overall, I really enjoy living here Occasionally there are bugs and the laundry room is a bit run down, but the neighbors are nice, the maintenance and office staff are helpful, and there's always parking. This is one of the only places I've lived in Austin where I felt the rent was pretty fair, too.

|Recommended: Yes3 5 — Pros Maintenance and leasing office staff are always very helpful when I need anything. The property is a great value for rent. Parking is never a problem.
Cons Floors and walls are super thin. I get woken up by my upstairs neighbor almost every other night. The complex's drainage is not great. Whenever it rains, the parking area right outside of building G gets flooded, and this turns into mud which is very annoying to walk around.

|Recommended: NoAwful — Something is always broken, the grounds are always dirty with broken glass, mud that caked up in parking lot and is never cleared that I’ve slipped on multiple times. construction people leaving trash all over. I was told last August that construction on our balcony would be done by the end of October but that never came. After repeatedly reaching out to the office about communication regarding construction and even asking for supervisors to contact me I would never get straight answers. For a combined 6 months out of the year and an half I’ve lived here all of my patio furniture had taken over my living room because of construction. Our AC broke 10 times last summer and they just kept putting bandaids on it, telling me that they wouldn’t be able to get us a new AC unit. It STILL doesn’t run more than 4 hours without freezing over. When I first moved in they told me they were “trying to fix things up” but all I’ve seen is small things from the outside to make it look good when in reality the foundation is crumbling and everything is a mess. I put in a maintenance request today to have the fix the toilet but maintenance came in and worked on something completely different while I was asleep. Toilet is still broke and I feel weird that someone was here while I was asleep. Not very comforting as a woman

|Recommended: YesWill Is The Best Maintenance Person Ever — I absolutely adore Will. He is so friendly and makes up for a lot of what's lacking at this apartment complex. None of our issues besides the roach problem have ever carried on more than a day. He is so quick and smart with solving any of our issues. Nyree I hope that's how it's spelled, I'm sorry if I'm wrong is always so kind and professional whenever I have any issues or whenever I'm picking up a package. I wish more was done about the parking situation and I really wish this apartment would handle residents not cleaning up their dog poop. It is so, so bad. I have to constantly fret that I'm going to step in dog poop or one of my dogs will step eat someone else's dog's poop that they aren't cleaning up. Location is great and neighbors are alright could be better at parking and cleaning up after their dogs .

We are currently working on adding additional pet station to the property. In addition to the pet stations, we will send a friendly reminder to all residents about being responsible pet owners. I'm confident we will get the issue under control. Also, if you ever have an issue with parking, let us know and we will work to find a parking program that ensures open parking for all. |Recommended: YesOld Austin, Classic, Affordable Living. — I love the layout of this apartment and the pricing is what brought me to the location. You really can't beat living right off of South Lamar. The apartments are definitely older and are in need of some maintenance. The new flooring helps upgrade the look of the complex. Some fixtures are outdated and not as clean.
Compared to my previous mid rise apartment, the sound isn't too bad and I don't ever hear my neighbors more than the occasional bump. I wish the parking lot had more lighting, that would make me feel a lot safer.

|Recommended: YesQuaint Little Place To Call Home — Barton Mills is located in a great place in the South Austin community. That was a huge selling point on deciding to make this place my new home. So much to do around this area and so easy to get around to all parts of Austin- not far from major highways.
Apartments are definitely on the older side, but they seem to be improving and doing upgrades as time goes on.
My one big complaint is that you can hear almost every little noise from upstair neighbors not their fault since the walls appear to be very thin. Overall, I would recommend living here. Property management is also very helpful and responsive so far.
